Love's young dream jump on the property ladder in Ipswich
A recent survey by the Council of Mortgage lenders has stated that the average age of first time buyers has now risen to 37* meaning that more and more young people are being priced out of the property market.
However, one couple has beaten the trend and managed to buy their ideal home at Crest Nicholson’s Vista development in Ipswich 14 years ahead of the pack. Thanks to one of a range of incentives offered by the developer, Michelle Lord (23) and James Wilding (20) have moved into their very own two bedroom coach house.
By continuing to live with their parents in Ipswich, Michelle and James managed to save a deposit and with some further help from their parents and Crest Nicholson, it was possible for them to buy their dream home. Crest Nicholson has a range of incentives on offer to suit different purchasers, including EasyBuy where buyers pay 85% of the price upfront, mortgage subsidy where Crest Nicholson can offer a certain amount of money towards the mortgage for a year, and Part Exchange. The developer is inviting interested buyers down to the site to discuss how they can help with buying a new home at the development.
Michelle comments: “As first time buyers, Crest Nicholson made it affordable for us to buy the house. We decided to buy a coach house as it will make a great first house for us and it is spacious enough to start a family. The house also provides undercover parking which was a real bonus. We enjoyed being able to pick out the colours and style of tiles for the bathroom and it was also great that all the white goods were included.”
Michelle continues: “The development is in a fantastic location for both of us – it is close enough to town to be able to walk to work and also the shops at the weekend, but it is far enough that you are not affected by the noise coming from the town centre at night. It is also close to both our families which was important to us.”
Annette Cole, Sales and Marketing Director for Crest Nicholson Eastern, comments: “So many potential purchasers struggle to get onto the property ladder or move up it. We are urging purchasers to come down and talk to our experienced Sales Advisors who will be able to advise the best way to take the stress out of buying a new home. We are flexible with our incentives, which range from mortgage subsidy to part exchange, in order to help find the right deal to suit our buyers’ individual requirements.”
With EasyBuy, purchasers will own 100% of their new property from day one and, unlike other incentives, with EasyBuy there is absolutely no rent to pay or interest accrued on the outstanding 15% of the property’s equity for the first five years. The 15% is paid back as a percentage of the property’s open market value at any time up to resale or after 10 years, whichever is sooner.
Part Exchange is proving particularly popular at Vista. With Crest Nicholson, part exchange is simple and the benefit is clear. Firstly, potential purchasers identify the property they wish to buy, and then the company will arrange for three independent local estate agents to value the purchasers’ existing property. Crest Nicholson will make an offer within seven days and once the offer is accepted, customers can reserve their brand new home, with the added benefits of the estate agent’s fees being paid.
Vista is a striking collection of one and two bedroom apartments and two, three and four bedroom houses. Set off Woodbridge Road it is close to Ipswich’s vibrant town centre. All homes are finished to the high standard associated with Crest Nicholson and properties are fitted with modern kitchens, complete with a range of integrated appliances including a stainless steel Bosch oven, hob and extractor hood along with an integrated fridge/freezer. Bathrooms and en suites incorporate smart white Villeroy and Boch sanitaryware finished with contemporary chrome accessories.
Vista is just a 15 minute walk from Ipswich town centre, which offers a great selection of shops, cafes, restaurants and bars to cater for every taste. Just under two miles from the train station, the scheme also enjoys excellent transport links, with London Liverpool Street just over an hour away.
Prices at Vista start from £185,000 for a three bedroom house and £195,000 for a four bedroom house. For more information or to book an appointment, visit: crestnicholson.com.
